Tenant Improvement Contractor in Orange County
A tenant improvement lives or dies on its turnover date. Americal builds office, retail, restaurant and wellness interiors for landlords, brokers and tenants across Orange County, with permitting, scheduling and closeout handled so the space opens when the lease says it will.

Commercial interiors, built to the lease
We take a suite from shell or second-generation condition to a finished, inspected space ready for the tenant's furniture, fixtures and staff. That includes demolition, framing and drywall, electrical, plumbing, HVAC coordination with the building's systems, ceilings, flooring, millwork and finishes.
On multi-tenant properties, the neighbors matter. We coordinate access, loading, after-hours noisy work and shutdowns with property management so the rest of the building keeps operating.

Tenant improvement questions
Who usually hires the contractor for a TI — the landlord or the tenant?
Either. We work for landlords building out spaces for lease and for tenants performing their own improvements under a work letter, and we coordinate with both.
Can you work in an occupied multi-tenant building?
Yes. Access, loading, noisy work and system shutdowns are scheduled with property management to limit disruption to other tenants.
Do you handle permits?
Yes. We manage permit submittals and inspections alongside the project architect.
